Country estate in an idyllic location with three modern holiday homes and its own lake

This beautiful country estate lies in unspoilt nature near the west coast of Scotland. It comprises the main house and three different holiday homes built to modern ecological standards, as well as extensive meadows and fields plus its own lake: Loch Tromlee. Highland cattle and many sheep are also part of the scenery.

The country estate itself is ideal for those who enjoy the Scottish countryside with its peace and quiet, and want to go exploring on long walks and hikes. Loch Tromlee offers visitors to Ballimore the possibility to go fishing and there is a small golf course in the nearby village. The property is ideal for large families and groups.

There are numerous fascinating places to visit nearby, such as Oban, an interesting ferry port, from where ships regularly sail to the island of Mull, and also to Scaffa, the bird sanctuary. Technology enthusiasts should visit the Bonawe ironworks, which were founded in 1753. Ballimore is within easy reach from both Glasgow and Edinburgh - both routes lead through a Scotland that will meet all expectations.

The water supply for all three houses comes from its own mountain spring. It runs through four different filters that are regularly changed and a UV light filter system. No substances such as chlorine are added to the water, which means that sometimes the water can be slightly coloured, owing to the peat content of the earth, but this is harmless. The water is subject to regular strict checks. It is rare to have good mobile phone reception in the Scottish highlands. Within the garden and in the houses there is no mobile reception, but the Internet connection in the main house and in the lodge works seamlessly and there is also a mainline connection in both houses for emergencies.

The West coast of Scotland features a varied and dramatic landscape with hills (bens and munros), valleys (glens) and lakes (lochs). The little village of Taynuilt lies two hours to the north of Glasgow. Just before, a single-track road leads southwards towards Kilchrenan and after about 9km on the left lies Baltimore Farm Estate with Loch Tromlee in the foreground and Ben Cruachan in the background. A three-kilometre-long field track leads to the north-east past the loch to the estate with the main house, cottage and lodge. The surroundings are fantastic for walking, hiking and fishing. The surrounding fields and forests are home to a large number of birds (from sparrows to eagles) and other wild animals such as deer, otters and foxes. Freedom to roam applies in Scotland, which means that one can walk wherever one likes, as long as nature, fences and gates are left as they are found. You can therefore go on great walks from Ballimore such as to Loch Awe or Loch Tromlee, complete the Kilchrenan Circle or admire the Pass of Brander from above. You can explore Glen Nant nearby, or Loch Etive and visit the Avich Falls. In Kilchrenan there is a great pub with good food and there are shops in Taynuilt (butcher and grocery shop), as well as in Oban about 35 minutes away (Aldi, Lidl, Tesco and co.).

Main house with exclusive swimming pool

The main house offers space for ten to twelve people and features a heated swimming pool of 20 m in length. The five differently furnished bedrooms - each equipped with double beds (two of which with an extra bed) - all have their own bathroom. The large living room offers both a fireplace and a large terrace, from where you have a magnificent panoramic view. Another fireplace is available in the library, which invites you to while away the hours in a cosy atmosphere with a large selection of books and also a smart TV. The heart of the home is the large kitchen which is equipped with modern appliances and has an adjoining living area. In addition to the dining table for up to twenty people, there is also a breakfast area as well as a living room suite by the fireplace.

The main house can accommodate 10 to 12 people and has a heated swimming pool with a length of 20 metres. The five differently furnished double rooms each have their own bathroom with a toilet, washbasin and bath with a shower attachment. The bathroom belonging to the master bedroom on the ground floor has a free-standing bath, a barrier-free shower, a toilet and two washbasins. The big living room on the first floor provides a wood-burning stove, three comfortable sofas, a round games table with six chairs, and access to the big terrace that affords a wonderful panoramic view. The library on the ground floor has an open fireplace and many books and games. Its three big leather sofas, a smart TV, stereo system and many DVDs invite you to spend relaxing hours. The centerpiece of the house, however, is the big living and dining room on the ground floor with a big open kitchen space. The modern kitchen provides plenty of worktop space, as well as a cooking island with an induction hob, two ovens and a microwave. There is also a spacious pantry. Up to 20 people can be served at the flexible dining table. At the end of the room there are five floor-to-ceiling windows and wing doors, affording an open view of the surrounding nature and in summer providing direct access to the garden. This area is separated off by a double-sided fireplace and also has a breakfast corner and a seating group. The whole house has electric underfloor heating. The fireplaces provide additional warmth and cosiness at any time of year (wood and charcoal are provided on arrival, additional stocks can be purchased from the owner).

The house itself has a heat pump and water is supplied from its own mountain spring.
